Job Summary

As we gear up for significant handovers and expansion across Vietnam’s critical corridors, we are looking for a high-energy Senior BD Executive to bridge the gap between Greater China and Vietnam’s industrial potential. Based in Hanoi, you won’t just be “supporting metrics”—you will be the strategic face of Core5 for the Chinese-speaking market. You will own the lead conversion process for key accounts and partnerships, both within Vietnam and across the Greater China region.

  • Boost leasing conversion by identifying and securing high-resilience, Chinese-speaking tenants.
  • Maintain and deepen relationships with the “big fish”—overseas investors and domestic partners looking for premium industrial space.
  • Act as the technical and cultural bridge, turning complex industrial requirements into operational reality for our clients.
  • Key Integrator of China desk for the all the companies business units in real estate and advisory
  • Report to the Senior BD Manager with a dotted line to the Industrial Director.

Key Responsibilities

  • Execute business development activities specifically for the Greater China market to meet growth targets across all Ready-Built (RBF/RBW) and Build-to-Suit (BTS) projects.
  • Conduct supply chain research and maintain a structured lead-generation database to identify high-potential industrial prospects.
  • Identify emerging market needs and new opportunities by analyzing customer and competitor data.
  • Build and maintain a high-level portfolio of long-term relationships with key stakeholders, including chambers of commerce, industrial park developers, brokers, and government agencies.
  • Support the Senior Business Development Manager and Industrial Director in forging strategic partnerships focused on the Greater China investor network.
  • Drive brand awareness within the target market by representing the company at domestic and overseas seminars, conferences, and public relations events.
  • Coordinate media and public relations activities to ensure consistent messaging for the company’s industrial products and services.
  • Collaborate with the leasing and technical teams to develop mutually beneficial, commercially viable proposals for prospective clients.
  • Design and deliver high-impact presentations for prospective partners and internal executive briefings.
  • Develop and manage dashboards to track conversion rates, partner network performance, and overall success metrics between Sales and Business Development.
  • Contribute market intelligence and analytical data to the annual business planning process to support department KPIs.
  • Implement internal processes and policies that streamline business development workflows and support overall operational growth.

Education:

  • BSc/BA in business administration, sales/ lease & marketing or relevant field.
  • Proficiency in MS Office (incl. Power BI), Agentic AI and CRM software (Monday).  

Skills & Experience

  • From 2 to 4 years of proven experience in Real Estate, Construction or Manufacturing Trade & Sales with a preference for Industrial Real Estate, Logistics, or Infrastructure.
  • A demonstrated track record in Business Development, Sales, or Strategic Marketing, specifically in high-value B2B deal-making.
  • Deep understanding of Greater China’s business networks, trade analytics, manufacturing clusters, and evolving supply chain shifts into Vietnam.
  • Exceptional presentation and communication skills, with the ability to navigate complex negotiations at the C-suite and government levels.
  • Proven ability to build immediate rapport and long-term trust with investors, partners, and stakeholders within the Greater China market.
  • High proficiency in time management and organizational planning, with the ability to manage multiple high priority leads simultaneously.

Language Proficiency

  • Mandarin Chinese: Native or full professional proficiency (HSK 6 or equivalent) is mandatory, as the role involves daily engagement with overseas and domestic Chinese leadership.
  • English: Professional fluency is required for internal reporting and cross-departmental coordination.
  • Additional Languages: Proficiency in Cantonese or other regional dialects is a significant advantage.
